A full evaluation of the house, tracking closely to what the Texas Real Estate Commission requires. We go through it system by system and write down what we find, whether that’s a roof nearing the end of its life or an outlet wired wrong. Nothing gets improvised.

New Construction Inspection
We inspect a newly built home before you close, and we run it against the same standard as any other house. A new house is still a built thing. It went up on a schedule, through a lot of hands. It’s worth a look from someone who wasn’t part of that.

What the report delivers
Documentation you can bring to the builder ahead of closing. The inspection answers to you, since you’re the one who ordered it, and what we find is on record once the report is in your hands.

Pre-Sale Inspection
Sellers order the same by-the-books evaluation before the house lists, rather than after a buyer is already under contract. It’s also called a pre-listing inspection.

A homeowner about to put the house on the market.
What the report delivers
The findings a buyer’s inspector would turn up, except you have them first, before they can complicate a negotiation. The report is yours, and what you do about any of it stays your decision.

Home Warranty Inspection
This one documents the condition of the home in writing while the warranty is still active. Same standard as a purchase inspection, applied at a different point in the house’s life. A house that’s been lived in through a summer and a winter has had time to show things it couldn’t show on closing day.

An owner of a recently purchased or recently built home with coverage still running.
What the report delivers
Everything we find, written down and dated, while there’s coverage left to act on.
